Working in the Cape Town CBD and city bowl is different from working in the suburbs. Sites are tight, traffic is constant, deliveries need careful timing, and most clients cannot afford to close a parking area or loading yard for long. Our city work is mostly commercial: parking areas, basement and rooftop parking surfaces, loading yards, private access lanes and courtyards, with some residential work in the city bowl suburbs.
The work we do in town
- Parking areas for office buildings, hotels, churches, schools and retail properties.
- Surface parking lots that need resurfacing and re-marking.
- Loading bays and service lanes that carry delivery trucks and refuse vehicles.
- Pothole repairs on private property, done quickly so access is restored.
- Line marking for bays, arrows, loading zones and pedestrian routes.
- Speed humps for private parking areas and access roads.
- Residential driveways in the city bowl, including Gardens, Tamboerskloof, Oranjezicht and Vredehoek, where access is tight and slopes are steep.
Planning around the city
We plan every CBD job around access and timing:
- After-hours and weekend work to avoid disrupting tenants and customers.
- Phased work so part of a parking area stays open.
- Coordinating deliveries of hot asphalt so trucks are not left waiting in traffic.
- Building management liaison, including security access, safety files and method statements where required.
City bowl slopes and drainage
The suburbs above the CBD sit on the steep lower slopes of Table Mountain. Winter rain runs off the mountain quickly, and steep driveways need careful drainage and grip. We design falls and channels to keep water away from garages and buildings and stop it washing out edges.
Older surfaces, frequent patching
Many city parking areas and lanes have been patched many times over the years by different contractors, often with a mix of materials. We can assess the whole surface and advise whether targeted repairs and crack sealing will do, or whether a full resurfacing overlay will be better value over time.
Public roads
City streets and sidewalks are the responsibility of the City of Cape Town. We work on private property: your parking area, yard, lane or driveway. If your work affects a public sidewalk or crossing, we will tell you whether a permit or wayleave is likely to be needed.
Safety files and building rules
Commercial properties in the CBD often require a safety file, a method statement and proof of insurance before contractors can start, and some buildings restrict noisy work to certain hours. We prepare the documents your building manager needs and agree the working hours in advance.
