Parklands and neighbouring Sunningdale are among the newest large suburbs in Cape Town, developed rapidly from the late 1990s onwards on the sandy ground north of Table View. They are home to thousands of family houses, many townhouse complexes and security villages, schools and the shopping centres along Parklands Main Road and the surrounding business area.
Newer homes, early driveway problems
Because Parklands is relatively new, many of its driveways are still the ones installed by the original developer. Some were built to a good standard. Others were laid quickly, with thin bases or brick paving straight on sand, and are now showing:
- Ruts where car wheels run.
- Sunken areas near gates and garages.
- Pavers that have spread or lifted at the edges.
- Water ponding on flat sections.

Sandy ground
Parklands is built on deep West Coast sand. Sand drains well but needs compacting and confining to carry cars. We build every tar driveway here on a properly compacted subgrade and base, with firm edges so the surface cannot spread.

The south-easter blows sand across driveways and into drains every summer. Simple drainage details and regular sweeping keep surfaces in good condition, and we will show you where sand is likely to collect on your property.

When the developer’s paving fails
A common Parklands problem is developer paving laid on too thin a base. Pavers rock and sink in the wheel tracks. We lift the paving, rebuild the base and either relay the pavers or replace the area with tar, whichever you prefer.
