Tarred parking areas for business, schools and complexes

A parking area is often the first thing a customer, parent or visitor sees when they arrive. It needs to look neat, drain well, carry delivery trucks and refuse vehicles without breaking up, and make it obvious where to drive and park. We build tarred parking areas for retail centres, offices, churches, schools, sports clubs, guest houses and residential complexes across the Western Cape.

Designing for how the space is used

Before we price a parking area, we look at:

  • Traffic type. Light vehicles only, or also delivery trucks, buses or refuse vehicles. Heavier vehicles need a thicker base and asphalt layer, at least on the routes they use.
  • Traffic flow. Entrances and exits, one-way systems, turning circles and drop-off zones.
  • Bay layout. Standard, disabled and loading bays sized to practical dimensions, laid out to make the best use of the space.
  • Pedestrians. Walkways, crossings and kerb ramps so people are not walking down the driving lanes.
  • Drainage. Large flat surfaces collect a lot of water. Falls, channels and inlets have to be planned, not added later.

Our build process

  1. Survey and set-out. We take levels across the site and design falls to your stormwater points.
  2. Earthworks. Existing surfaces, topsoil and soft material are removed and the ground is shaped and compacted.
  3. Base layers. Imported material is placed and compacted in layers, with a heavier section on bus or truck routes where needed.
  4. Kerbs and channels. Precast kerbs define islands, edges and planters; channels guide water to inlets.
  5. Prime and asphalt. The base is primed and hot asphalt is laid by paver or by hand, then rolled.
  6. Line marking and signage. Bays, arrows, stop lines and symbols are marked once the asphalt has cured enough. See line marking.

Resurfacing an existing parking area

Many parking areas do not need to be rebuilt. If the base is sound, we can repair failed areas, seal cracks and overlay the whole lot with a new asphalt layer, then re-mark it. For lightly used areas, a slurry seal followed by fresh markings can extend its life for years at a lower cost. Our driveway resurfacing page explains the approach.

Speed and safety

In parking areas shared by cars and pedestrians, such as schools, shopping centres and residential complexes, we can add speed humps, raised crossings and clear signage to keep speeds down.

Working around your business

We know closing a parking area costs money. We plan phases so that part of the site stays usable, keep access open for emergency vehicles, and can work weekends, nights or school holidays where needed. Before work starts, we agree a phasing plan and a programme with you, your tenants or your body corporate.

Ongoing maintenance

A well-built parking area needs simple, regular care:

  • Seal cracks before they let water into the base.
  • Repair potholes quickly through our pothole repair service.
  • Keep inlets and channels clear of leaves and sand, which is a common problem near the coast.
  • Re-mark faded lines every few years so the layout stays clear.

Accessible parking

A good parking area works for everyone. We include properly sized accessible bays close to entrances, with hatched access aisles and kerb ramps onto walkways, and keep routes from these bays free of steps and steep slopes.

Lighting and security

Good lighting makes a parking area safer at night. We coordinate with your electrician so light poles and cable sleeves are installed before the asphalt is laid.

Yes. Bays, arrows, disabled bays, loading zones and pedestrian crossings are part of our line marking service and can be included in the same quote.

How do you handle stormwater on a large parking area?

We grade the surface to falls towards channels, kerb inlets or catchpits, sized for the area. Where the site has an existing stormwater system, we tie into it.
