Asphalt does not stay black. Over a few years in the Western Cape sun it oxidises, turns grey, loses its fine stone at the surface and becomes brittle, and fine cracks start to appear. If the structure underneath is still sound, there is no need for a new layer of asphalt yet. A slurry seal protects and refreshes the surface at a much lower cost.
What a slurry seal is
A slurry seal is a mixture of fine aggregate, bitumen emulsion, water and additives, spread over the existing surface in a thin layer. It:
- Seals the surface against water and air, slowing down further ageing.
- Fills fine cracks and surface voids.
- Restores a uniform black colour and texture.
- Improves grip on smooth, polished surfaces.
It is a maintenance treatment, not a structural one. It adds no real strength and does not correct levels.
When a slurry seal is the right choice
Good candidates are:
- Driveways that are faded and dry but still level and largely uncracked
- Complex and estate roads where the surface is ageing but the base is sound
- Parking areas that need a cosmetic and protective refresh before new line marking
- Roads that have recently had a chip seal, as a second layer that locks the stone in
It is not suitable where there are widespread potholes, sunken patches, crocodile cracking or poor drainage. Those need repairs or resurfacing first.
Our slurry seal process
- Inspect and repair. We identify any failed areas and patch them properly. A slurry seal over a failing patch will not last.
- Seal cracks. Wider cracks are cleaned and sealed beforehand with our crack sealing method, because slurry alone will not bridge them for long.
- Clean. The surface is swept and washed to remove dust, sand, leaves and oil. Oil stains are treated so the slurry can bond.
- Mask and protect. Kerbs, paving, walls, gates and drains are protected.
- Apply. The slurry is mixed and spread evenly with squeegees or a spreader box, working to edges and around obstacles.
- Cure. Traffic is kept off until the slurry has set.
Weather matters
Slurry seals need dry conditions and reasonable temperatures to cure. In the Western Cape, that makes late spring to early autumn the best period, avoiding winter rainfall. We schedule around the forecast and will not apply slurry if rain is expected before it has set.
Cost compared with other options
A slurry seal costs a fraction of an asphalt overlay because it uses far less material and labour. Used at the right time, every several years on a sound surface, it can significantly delay the need for full resurfacing. Our pricing guide shows how maintenance compares with new construction.

What to expect on the day
A slurry seal on a typical driveway is usually completed in a single day once repairs are done. You will need to move cars out beforehand and keep them off until the slurry has cured, usually a few hours in good weather. The fresh surface is a deep black and slightly textured, and it will look a little uneven for the first days as it settles under traffic.
